For Custom Builders & Architects We Own The Layer You Don't Want To Own

Interiors touch every trade on the job. Lighting depends on ceiling framing. Millwork depends on rough openings. Fixtures depend on rough-in locations set months before anyone picks a faucet. When those decisions arrive late, they arrive as RFIs, reselections, and change orders, and the conversation about why lands on you.

Nuance owns the interiors, wellness, and documentation layer from foundation to furnishings. Every selection is resolved and drawn ahead of the framer, so you price once, order once, and install once.

For you, that looks like fewer last-minute calls, fewer site meetings about finishes, and projects that finish closer to the number and schedule you promised at the start. We work alongside your team, not in place of it.

When To Bring Us In The Time Window That Matters

architect timeline

The earlier we are engaged, the more is resolved while the design is still open on paper. After ground breaking, interior and wellness decisions stop being revisions and start being change orders.

Typical fit:

  • Estates of roughly $25M and above
  • Usually 10,000 interior square feet or more, on a new build or major renovation
  • Design starting at least six months before construction, 12 months ideally
“The level of detail and organization Nuance’s team brings makes the build process smoother from start to finish. Their documentation streamlined bidding and construction. The project finished ahead of schedule with little to no change orders.”

What Nuance Owns One Layer, Across All Three Phases

Before construction. Decisions resolved, 3D model built, specifications issued. Pricing reviewed before detailed design begins, so cost is understood while decisions are still open and your pre-construction services run cleanly.

During construction. Build to the documents. Periodic site presence to verify the work and answer detail questions. On a renovation, opening a wall still reveals conditions nobody could have documented. The difference is that there is a specification and a decision-maker in place rather than a phone call and a guess.

After move-in. Staff handover, care manual, ninety-day review, and annual updates to the documentation, so you are not called back years later to interpret finishes or fix small issues that have become large ones.

Most interiors involvement covers one of those three. Nuance spans all three, which is why the set your team receives is complete and why it stays useful after you leave the site.

Documentation Readiness Assurance

Provided required inputs arrive by the agreed milestones, Nuance delivers a construction-ready interiors package before your scheduled start, or allocates additional principal time and on-site review at our own cost until the package is complete.

Why Builders And Architects Work With Us Completed Before You Break Ground

Selections finalized early. Every finish, fixture, and furnishing approved before the first trade is on site, so framing and rough-in do not stall while clients decide.

One complete set, not five partial ones. Annotated plans, elevations, and renderings from a coordinated 3D model. Cabinetry layouts and millwork details. Paint, tile, countertop, hardware, grout, and flooring schedules. Plumbing packages with placement coordination. Decorative and integrated lighting layouts. Appliance fit and integration sheets. Window treatment and smart home integration. Wellness specifications coordinated with mechanical and electrical.

We work inside your systems. Buildertrend and the platforms your team already uses, so nothing lives in a separate silo.

We show up on site. Trade day, electrical walkthroughs, cabinet measurements, tile installation. We verify against the documents and answer detail questions in real time. We take a small number of estates at a time so Sarah is directly involved in every decision and on site at the milestones that matter.

We absorb the client’s micro-decisions. Questions come to us. Your client stays confident and informed, and you stay on schedule.

What You Receive The Design & Care Portfolio

Most interiors packages reach a builder in black and white with selections still open. Ours arrive in color, from a coordinated 3D model, with every fixture, finish, dimension, and product decided before the set goes out to bid.

The Portfolio is what your team builds from and what the estate team runs the home from afterward. When staff or vendors change years later, the logic behind every decision is still there, and you are not the one asked to remember.

Nuance Showroom

The showroom exists so your client is not still choosing stone while your framer is waiting on the island dimension.

We hold and stage materials at full scale, under one light, so entire rooms can be approved in a single session. What normally takes eighteen months of sample requests and rep appointments happens in a handful of focused working sessions. That is why the package is complete when you receive it, and why you are not waiting on TBD selections during framing.
