Family Offices & Advisors
For Family Offices & Advisors A Residence Managed With The Same Discipline
Most family offices have detailed structure for financial holdings and far less for the properties that shape daily life. Investments are documented, reviewed, and structured. The primary residence, often the largest single home the family uses every day, is tracked in someone’s email and someone else’s memory.
Nuance owns the interiors, wellness, and documentation layer of a flagship residence from foundation to furnishings and delivers it as a record your office can actually run from. Every interior decision resolved before construction, documented in one place, and maintained as the family and staff change.
The Gap What Usually Goes Undocumented

A major residence is reviewed carefully. Entity structure, tax exposure, insurance, construction risk. Serious people look at all of it. What rarely gets examined is the set of interior decisions that determine how the house performs once people are living in it, and whether anyone will be able to maintain it in ten years.
Those decisions are made during design, by whoever happens to be in the room, and they are documented almost nowhere. Nuance designs and documents each of these. We do not manage the household, the insurance, or the estate. We make the decisions that determine how all three are affected. When an estate manager leaves, when a vendor closes, when the home passes to the next generation, the reasoning behind those decisions usually leaves with the people who made them. That is the gap we exist to close.
Scope & Coordination What Nuance Owns
Interior architecture, finishes, fixtures, lighting, cabinetry and millwork, window treatments, furnishings, art, and the wellness decisions that coordinate with mechanical, electrical, and structural work. Household support areas, back-of-house routes, and staff spaces are shaped with the same care as primary rooms.
We are not an architecture firm and we do not design structure. We own one layer completely, so there is a single party accountable for how every interior decision resolves and for writing it down where the whole team can build from it.
Where We Intersect With The Project Team
Architect. We work alongside the architectural set rather than revising it. Interiors touch ceiling framing, rough openings, and rough-in locations, so those decisions are best made in parallel rather than layered on afterward. Ideally we are engaged before the plans are finalized.
Builder. Everyone builds from one Design & Care Portfolio rather than five partial sets. Selections are closed before bid, which is what allows accurate pricing rather than an estimate with open allowances.
Owner’s rep. We do not replace one. An owner’s rep manages the project. We own a scope inside it and report into the same structure.
Consultants. Lighting, audio-visual, security, and mechanical all terminate in a wall or ceiling somebody has to finish. We coordinate those intersections during design rather than discovering them on site.
Estate manager. Brought in before handover, so the person who will run the house has seen the documentation and understands what it contains.
Deliverables What The Family Office Receives
The Design & Care Portfolio. Coordinated interior drawings and elevations, finish, fixture, and lighting schedules, cabinetry and millwork details, room-by-room furnishings plans for interior and exterior spaces, and care guidance for surfaces, textiles, and key pieces. Every product identified by brand, name, colorway, finish, and code.
The Whole-Home Wellness Blueprint. A documented, room-by-room plan for how each space supports rest, focus, recovery, multigenerational life, and long-term living, assessed against eight wellness domains.
A priced plan before detailed design. Cost reviewed with you and the contractor while decisions are still open, which is what removes the reselection loop from the schedule.
Procurement and installation records. Sourcing, purchasing, freight, and installation documented through delivery.
Handover and a ninety-day review. The household team walked through how each space and material is maintained, then a return visit once the family is living in the home.
Continuity What Happens When The Staff Changes
This is the question we are asked most by offices managing multiple properties, and it is the reason the Portfolio exists in the form it does.
When an estate manager leaves, the incoming manager inherits a home nobody documented. What the stone is. Which sealer was used and how often. Where the fabric came from and whether it is still available. Why a room was arranged the way it was. Under most engagements, those answers walk out the door.
The Portfolio stays with the property rather than with any individual. It is updated annually under Estate Wellness Stewardship, so the record reflects the home as it is rather than as it was at handover. When staff change, when a vendor closes, when a renovation is planned, or when the home passes to the next generation, the reasoning behind every decision is still retrievable.
Best Fit When To Bring Nuance In
Estates of roughly $25M and above, usually 10,000 interior square feet or more, on new construction or a major reconfiguration.
- Design start at least six months before construction
- Site selected or in due diligence
- Architect and builder identified or shortlisted
Design fees are based on interior square footage and confirmed once scope and complexity are established. Furnishings are budgeted separately. We share specific figures directly, tailored to the estate.
We take a small number of estates at a time so Sarah is directly involved in every decision and on site at the milestones that matter.
Multiple Residences & Confidentiality One Standard Across A Portfolio
For families with several properties, Estate Portfolio Governance establishes the role of each home, shared wellness and documentation standards, and a seven to ten year sequence for major work.
Each residence stays distinct. What becomes consistent is the level of documentation, the wellness standard, and the way the homes are maintained, so an office can oversee several properties without learning a different system for each one and without every renovation starting from zero.
How Privacy Is Handled
NDAs, image-use rules, and vendor confidentiality are set with each family and office at the start of the engagement, not negotiated after the fact. Our trade partners work under the same terms.
We define what can be shared, with whom, and in what form, then build that into our contracts, our team procedures, and our vendor instructions. Many of the homes we have designed will never appear in a magazine or on this site, by choice.
Get Started How To Begin
If you are planning or building a major home, or overseeing a portfolio of estates for a family, the next step is a Private‑Client Discovery Call. On that call, we will clarify goals and scope, understand your properties and your team, and determine whether a Legacy Estate, Legacy Portfolio, or Family Office Design Stewardship engagement is the best fit.
From there, we move to a detailed proposal and Letter of Agreement, confirm Design Start, and begin the work of turning your next house into a calm, wellness‑centered legacy estate that serves your family for generations.
