How The Work Runs

How The Work Runs Six Phases, And The Price Lands Before The Final Decisions Do

Most estates run a loop. Design, present, revise, present again, send it to bid, discover the number, then reselect. Every trip costs weeks, and the last one happens when the builder is already waiting.

We break the loop by pricing the plan before detailed design begins, so the choices you make are real choices rather than corrections. By the time your builder starts, every interior decision is made, drawn, and specified. One round of pricing instead of three, fewer RFIs and change orders, and a construction schedule that runs in a straight line.

The Six Phases From First Conversation To Ninety Days After You Move In

  1. Initial analysis and alignment. We learn how your family lives, works, recovers, and gathers, who will be in the home in ten years, and how the household runs in the background. You receive a documented estate profile and a decision calendar, so critical choices stop appearing as surprises late in the process.
  2. Conceptual design. Interior direction, circulation and plan refinements, key materials, and the Whole-Home Wellness Blueprint, written room by room. Structural moves are resolved here, while they are still lines on a drawing rather than demolition on site.
  3. Pricing and investment clarity. We turn the approved direction into a priced plan and review it with you, your family office, and your contractor together. This is why our clients do not reselect: cost arrives while decisions are still open, so trade-offs are chosen rather than discovered.
  4. Detailed design. Every room resolved in a coordinated 3D model, then drawn, scheduled, and captured in the Design & Care Portfolio. Conflicts surface on screen instead of on site, and your team prices, permits, and builds from one coherent set.
  5. Execution. We coordinate with the project team, manage sourcing, purchasing, freight, and inspection, and verify the work on site against the documents. Questions come to us rather than to you, and when a
wall opens on something nobody could have documented, there is a specification and a decision-maker in place.
  6. Delivery and legacy. We install and style the home, resolve punch-list items, and walk your household team through how each space is maintained. Ninety days later we return to adjust what real life has revealed, then finalize the Portfolio.

What You Receive The Design & Care Portfolio

Most interiors packages reach a builder in black and white with selections still open. Ours arrive in color, from a coordinated 3D model, with every fixture, finish, dimension, and product decided.

The Portfolio contains coordinated drawings and elevations, finish, fixture, and lighting schedules, cabinetry and millwork details, room-by-room furnishings plans, and care guidance for surfaces, textiles, and key pieces.

Your architect and builder use it to build without guesswork, so the project prices once, orders once, and installs once. Your estate manager and household staff use it afterward as the manual for running the home. When staff change, when the home passes to the next generation, or when the family’s needs evolve, the logic behind every decision is preserved.

Working With Your Team We Own One Layer, And We Own All Of It

Interiors touch every other trade. Lighting depends on ceiling framing. Millwork depends on rough openings. Fixtures depend on rough-in locations set months before anyone sees a faucet.

When those decisions live in five separate sets, each consultant works from their own assumption. The assumptions do not conflict on paper. They conflict on site, after the wall is closed, when the fix is a change order rather than a revision.

Nuance sits on the advisory side with your architect, builder, and family office and owns the interiors, wellness, and documentation layer. One party is responsible for how all of it resolves, and for writing it down where the whole team can see it.

Documentation Readiness Assurance. Provided required inputs arrive by the agreed milestones, Nuance delivers a construction-ready interiors package before your builder’s scheduled start, or allocates additional principal time and on-site review at our own cost until the package is complete.

Timing When This Has To Begin

Design runs at least six months before construction, and longer on a complex estate or compound. Most families reach us between six months and two years out, usually once an architect is engaged and the shape of the project is becoming real. Site selection is not too early.

We accept a small number of estates at a time so Sarah is directly involved in every design decision and on site at the milestones that matter.

Get Started Begin With An Estate Clarity Call

If you are planning, building, or renovating a significant residence, or overseeing several homes for a family, begin with a confidential 30-minute Estate Clarity Call.

We review what the home needs to support, your current plans, project team, scope, and timeline, then identify the clearest path forward.

If Nuance is the right fit, we follow with a tailored proposal outlining the scope, design fees, timeline, and Design Start. You will leave the call knowing how our approach applies to your property and what moving forward would involve.
