Sarah Walker
Founder & Principal Designer Sarah Walker
Sarah designs flagship estates around how a family actually
lives, and documents every interior decision before construction begins.
Over 20 years she has delivered more than 50
multimillion-dollar estates and family compounds to a construction-ready
standard, most of them for families and family offices who will never see the
work published. She founded Nuance to do one thing properly: own the interiors,
wellness, and documentation layer of a significant home, from foundation to
furnishings, so the family is not the one holding the project together.
Where It Comes From A Scientist On One Side, An Artist On The Other
Sarah was raised in Dubai by an environmental biologist and a mother who worked in art, education, and holistic medicine. The materials, the systems, and the interest in how things actually work came from one side of the house. The attention to how a space feels came from the other.
The family traveled constantly. Walking through European cathedrals and galleries as a child, Sarah noticed something she could not yet name: certain buildings changed how her body felt. They slowed her down. They made her want to stay. Houses, even beautiful ones, almost never tried to do that on purpose. That observation is still the center of the work.
Midway through her degree, Sarah was in a severe car accident.
She spent the recovery in a home that worked against her. The light was wrong. The bathroom was not built for someone who could not move easily. Every task demanded more effort than it should have, at exactly the moment she had none to spare.
It settled a question she had been circling since childhood. A home that fails a body in pain has failed, regardless of how it photographs. Not because beauty does not matter, but because beauty is the starting point rather than the finish line. The test of a house is whether it holds up on a hard week, through a recovery, a new baby, an aging parent, a stretch of work that takes everything.
Every part of how Nuance works traces back to that.

The Technical Half Where The Discipline Came From
Sarah studied interior design, business, and art, with time in Florence, and holds a certification in construction management.
Before founding Nuance, she spent seven years at Nordstrom corporate leading interiors for 142 stores, spas, and restaurants across the country. Those spaces had to be beautiful, operationally exact, built against capital budgets, and finished on a named day. There was no version where the design was lovely and the opening slipped.
That experience is why Nuance works the way it does. Most residential interiors are designed as they go. Sarah learned to design a space completely before anyone built it, document it so a team she would never meet could execute it, and hold a date. Applied to a flagship estate, that discipline is what lets every interior decision be resolved before a builder breaks ground.
What She Believes The Most Expensive Sentence In Construction
“We’ll figure that out later” never sounds
expensive when someone says it. It sounds flexible. Then framing goes up, and
the decision is a change order.
The decisions that get deferred are almost always the ones
that determine how a home feels. Daylight. Acoustic separation. Air and water.
Materials someone will live with for decades. Privacy thresholds.
Circulation. They get cut in value engineering because nobody wrote down what
they were for.
Sarah’s position is that this is not a failure of talent.
Excellent architects and builders work this way. It happens because nobody owns
the interiors layer early enough to decide it, and nobody documents it when
they do.
Nuance decides it, draws it, specifies it, and hands it over
as one set before construction begins.
